We are proud to say that we have designed many of the homes that we have built. However, we welcome
the opportunity to build from plans provided by architects and designers.
The actual process of creating a custom design is as follows:
- We provide current, average square foot pricing based on lot preparation, construction method, and level of finishes.
The customer’s budget amount is divided by this number resulting in a square footage amount. This method provides
a guide as to the size of the home that the customer is budgeting for.
- We collect all of the customer’s dreams and desires of the homes' style, size, and required features.
This includes things like choosing an open floor plan vs. separate rooms - determining styles, such as Mediterranean,
Craftsman, Key West, etc. - incorporating views of waterways, lakes, etc.
- We provide literature including related designs of homes that we have built and magazines that feature architectural
styles, floor plans and elevations. The customer can also "surf the web" looking for this information. Any
things of interest that can be used to support the design effort are appreciated.

After gathering this information,
we start with designing the floor plan first. Copies are made for the customer to review and request modifications.
After the floor plan is agreed upon, I begin developing the elevation details. Again, copies are made and the customer
requests modifications to fit their desires. When the customer is completely happy with the design, the process
of completing a full set of drawings is developed. They include the following:
- Floor Plan
- Elevation
- Electrical Plan
- Foundation Plan
- Cross Sections & Wall Sections
- Interior Elevations & Roof Plan
- Structural Plan
